The property manager selecting contractors OWNS the management company. Zero accountability.
KP Lamarco's $900,000 quote saves $100,000 - Board's response: "Thank you" and nothing more
Why does Dennis Demeglio keep pushing this specific contractor while hiding information and ignoring alternatives? β CHECK THE REVIEWS Before trusting Unique Property Management with $1.1 million: Google Rating: 1 star out of 5 Search: "Unique Property Management East Haven CT" Research the company managing your money.
The board admitted at the September 30th meeting that only TWO contractors were asked to quote this project. No competitive bidding process. No comparison of multiple qualified siding specialists. Just two quotes - and they selected a roofing company with no track record of large projects over a siding specialist.
For context: Most municipalities require at least THREE competitive bids for projects over $50,000. Our board couldn't be bothered to get three quotes for $1.1 MILLION of our money.
This isn't due diligence. This is negligence.
Just months ago, in their Spring 2025 newsletter, the Executive Board of our condominium community proudly announced their systematic approach to property management regarding building maintenance: "Buildings and decks are updated on a rotational schedule. Painting each building is done every 5 years on a rotational basis. Building D has just been completed. Building E is scheduled to be completed in the summer of 2025."
Yet now they claim we need $1.1 MILLION for vinyl siding?

## BOARD PRESIDENTS' DISMISSIVE RESPONSE
At the September 30th meeting, a resident/owner asked Board President Jo Mustaro about the color selection process for the $1 million siding project.
**Jo Mustaro's response:** *"I am mature enough to choose colors."*
### The Problem
**Maturity does not equal expertise.**
A $1 million project affecting 87 families requires professional consultation and resident inputβnot one person's assertion of their own maturity.
### The Pattern
This exemplifies the board's dismissive approach:
- Contractor vetting questions? *"Irrelevant"*
- Financial transparency? *Ignored*
- $100K savings alternative? *"Thank you"* (one word)
- Color selection input? *"I am mature enough"*
**After 20 years on the board, President Mustaro still dismisses resident concerns rather than welcoming input.**
This is not governance. This is arrogance
